The Principals have also lead involvement in operating third-party investment portfolios used to buy and sell over $500 million in real estate of all types, and have consulted with dozens of Fortune 1000 companies on their real estate financing and buy/sell decisions.

Jeffrey D. Adams, CFA: Chief Executive Officer and Principal
Mr. Adams has spent his entire 25-year career in the financial services arena. Prior to joining Western Capital Partners, Mr. Adams was a senior partner at Denver Investment Advisors LLC which managed a $7.5 billion portfolio. Over 15 years at the firm, he held various positions including President of the Westcore Funds, Executive Manager, and Chief Operating Officer and was consistently a member of the Management Committee. Mr. Adams also served as Vice President at Wasatch Advisors in Salt Lake City and PaineWebber in New York City. He holds a BS with Honors in Finance from the University of Utah.
Bret L. Berglund, MBA: President and Principal
Mr. Berglund is an early Principal of Western Capital Partners LLC ®. He has an extensive financial services background spanning over 20 years in all aspects of lending and finance and has held portfolio and management positions with Equitec Leasing Company, PacifiCorp Financial Services, an affiliate of Pacific Venture Finance, and GE Capital. Mr. Berglund holds an MBA from the University of Colorado at Boulder and a BS in Finance from Colorado State University.
John K. Kutac: Senior Development Officer and Principal
Mr. Kutac has worked for 16 years in various business development capacities, with the last three years focused strictly on real estate-based transactions. Mr. Kutac's prior work experience includes over ten years with Brinker International as a managing partner. Mr. Kutac also helped launch a privately held title company prior to joining Western Capital Partners. Mr. Kutac holds a BS in Mechanical Engineering from the University of Texas at Austin.
Robert M. Walton: Business Development Officer
Prior to joining Western Capital Partners, Mr. Walton owned his own shipping company in the Mid-West. Founded in 1993, he developed his business and others through his innovative efforts to find solutions and diversify his client offerings. He has also owned and managed multiple residential and commercial real estate projects. Skilled in relationship-building and negotiation, he provides an exceptionally entrepreneurial approach to solving challenges and overcoming obstacles. He received his education at Brigham Young University and the University of Utah.
Dave Gammon: Business Development Officer
Mr. Gammon brings over 20 years progressive experience in all aspects of the real estate business. Prior to joining Western Capital Partners, Mr. Gammon worked with Foundation Properties where he acquired investment properties throughout the western portion of the country. He has spent considerable time in Southern California structuring various large land transactions including acquisition, entitlement and development. He holds a BS in Finance from Arizona State University.
Brad Rust : Business Development Officer
Mr. Rust brings over 14 years experience in real estate finance and lending. Prior to joining Western Capital Partners, Mr. Rust spent nine years with GMAC RESCAP, originating institutional mezzanine debt and equity investments in the Western half of the U.S. Prior to that, Mr. Rust spent five years in business development and underwriting with Heller Financial in Chicago. Mr. Rust holds a BS in Economics from the University of Illinois and is based in Carlsbad, CA.
Luke B. Davis, MBA: Senior Regional Manager and Principal
Mr. Davis comes to Western Capital Partners with eight years of commercial real estate experience. Prior to joining Western Capital, Mr. Davis worked for developers, equity investors and lenders, where he developed an area of expertise in apartment acquisitions and development, condo development and condo conversions. Mr. Davis holds an MBA from the University of Denver, and a Bachelor's in Psychology from the University of Kansas.
Brian J. Shloss, MBA: Regional Manager and Principal
Prior to joining Western Capital Partners, Mr. Shloss spent six years working in the securities business in Chicago . Mr. Shloss' past real estate experience includes work with Denver-based development firm Concord Partners and participation in NAIOP's Rocky Mountain Real Estate Challenge. Mr. Shloss holds an MBA from the University of Colorado at Boulder (with a concentration in Real Estate) and a BA in Economics from Emory University.
Erik M. Svanholm, MBA: Chief Credit Officer and Principal
Mr. Svanholm worked in the building products industry for five years before joining Western Capital Partners. His experience spans a broad range of commercial, industrial, and institutional projects in the US and abroad. He holds an MBA from Columbia Business School with concentrations in Finance and Management and a BS with Distinction in Architectural Engineering from the University of Colorado at Boulder. A dual citizen, Mr. Svanholm also served in the Norwegian Army.
Ajay Bajaj : Underwriting Associate
Prior to joining Western Capital Partners, Mr. Bajaj worked for GMAC Commercial Mortgage where he analyzed mezzanine and bridge transactions in their merchant banking group. Mr. Bajaj manages Bajaj Capital a real estate investment group focused on Midwest acquisitions. Mr. Bajaj also has several years of experience in corporate finance and business development roles. Mr. Bajaj holds an MBA from the Anderson School at UCLA and a BA in Economics from Wichita State University.
John Falkner: Analyst
Prior to joining Western Capital Partners, Mr. Falkner worked with the Acquisition and Disposition group at a REIT as well as with DMB Associates, an Arizona based Development Company. Mr. Falkner holds a BSBA in Finance with an area of emphasis in Real Estate from The University of Colorado at Boulder.
Laura Wnorowski: Analyst
Prior to joining Western Capital Partners Ms. Wnorowski worked with Grubb & Ellis Company as an analyst; she also spent time with Catlin Properties, a local developer. Ms. Wnorowski holds a BS in Finance with an area of emphasis in Real Estate from the University of Colorado at Boulder Leeds School of Business. Ms. Wnorowski also holds her real estate license for the State of Colorado.
Beau Breck: Analyst
Mr. Breck holds a BS in Finance with an area of emphasis in Real Estate from the University of Colorado at Boulder Leeds School of Business. Mr. Breck’s real estate experience includes working for VanAcker Construction, a San Francisco Bay-area private luxury home contractor, and for Peter Sullivan Associates, a San Francisco commercial real estate investment and property management firm. Prior to joining Western Capital Partners, Mr. Breck was an Analyst for Formations, LLC, a Boulder, Colorado-based real estate investment firm.
William C. Beamer: Portfolio Manager
Mr. Beamer has in excess of 30 years' experience in commercial real estate having managed the Loan Recovery Department for Wachovia Bank; overseeing a portfolio in excess of $180 million; for the FDIC, Division of Liquidations; and servicing loans owned by the FDIC as Receiver of Goldome Bank for KeyBank. He has spent the majority of his career in commercial real estate lending, portfolio management and commercial loan workout. He attended the University of Virginia and Virginia Polytechnic Institute and State University and is a US Army Veteran.
Jacob Cook: Controller
Prior to coming on board with Western Capital Partners, Mr. Cook spent eight years in Accounting in the banking industry. He most recently worked at Vectra Bank Colorado, an affiliate bank of publicly traded Zions Bancorporation. Prior to that, he spent four years with publicly traded CoBiz Inc, a $2.0 billion financial services company. His early career was spent with privately owned Bank of Denver. Mr. Cook holds a BS in Economics from the University of Wyoming.
Jane Bayley: Executive Assistant
Ms. Bayley comes to Western Capital Partners with almost 20 years of experience in the commercial property management industry. She performed varied administrative and accounting duties for CB Commercial Real Estate Group, Equity Office Properties, and Transwestern Commercial Services before transitioning into Western Capital Partners marketing department. She has her Real Property Administrator certification from the Building Owners and Managers Association and is still an active participant in BOMA.
Merry Lee Quarmeaux: Closing Coordinator
Ms. Quarmeaux came to Western Capital Partners with over 28 years of commercial real estate experience. She has held the managerial positions of Department Head at Brookfield Development and Operations Manager of Citicorp Real Estate with a $567 Million Construction portfolio, nationwide. Her diverse experience includes bond financing of low income housing projects, lead banker of participated loans, financing of office towers, shopping centers, hotels, condo conversions and manufacturing plants, negotiating commercial leases, and she has worked with several law firms. Ms. Quarmeaux is a paralegal graduating from Denver Paralegal Institute.
Jacquilyn Esparza: Marketing Assistant
Prior to joining Western Capital Partners, Ms. Esparza worked with a Fortune 500 company in the area of Customer Service. In addition, Ms. Esparza has spent time with the Parker Chamber of Commerce, assisting in numerous town events. Ms. Esparza holds a BS in Marketing from the Metropolitan State College.
Staci Davis: Executive Assistant
Prior to joining Western Capital Partners, Mrs. Davis worked with the leasing and property management group at a REIT. In addition, she has experience with Craig Reality Group; a California based Retail Development Company. Mrs. Davis has several years of Property Management and retail experience along with an extensive customer service background.
